The logic of service design
We allocate work packages according to risk sensitivity. Enclosure and waterproofing continuity typically requires coordination at the head-contract level — subcontracting without this oversight easily creates systemic gaps. Energy and structural safety rely on documents signed by certified consultants as the legal basis; the builder's role is to construct and record in accordance with those drawings, not to substitute calculations. Interior fit-out and landscaping can be divided into separate contract sections once the primary scope is locked, but their interfaces with moisture control, drainage, and external works must still be reserved in the master programme.
The service package can be tailored according to the size of the project, but the tailoring should not omit regulatory mandatory items or quietly transfer the consultant's responsibilities to the construction party's verbal commitment.

Within the scope of our engagement, we may assist in the creation or handover of: scope statements, milestone and external-dependency plans, tender and evaluation minutes, material sample registers, concealed-works photo records and inspection batch indexes, as-built document catalogues, and similar items. The specific deliverable list must be stated in the contract and distinguished from vague phrases such as "all reasonable information" — so that there is a clear audit trail at handover and acceptance.
Collaborate with quotes and consultants
Comparable quotations require unified assumptions: site and geotechnical data, drawing version numbers, material specifications, construction calendars, and weather-window strategy. If drawings are not yet finalised, we prefer to provide conditional range quotes with explicit assumptions, or stage-priced caps with renegotiation triggers at the scope freeze point — rather than submitting a low tender price and relying on variations to recover margin.
We welcome owners to bring architects or consultants’ first drafts to the site so that work packages can be broken down as early as possible and long-lead order items can be identified.

Professional contracts should list items under three clear categories: included / excluded / owner-procured separately, with cross-references to drawing versions and consultant responsibility matrices. If deliverable formats and quantities are not defined within a general "all-inclusive" package, scope disputes over documentation are likely to arise at completion.
Can the builder substitute the structural or energy consultant to issue statutory documents?
cannot. The responsibility of the builder is to organize the construction and record under the conditions of signed documents and approval by the certified consultant. Any attempt to replace calculations or energy models with on-site experience will break the compliance chain, and the risk will be borne by the parties to the contract.
Why emphasize "comparable price" instead of the lowest total price?
When assumptions are inconsistent, the lowest total price tends to correspond to the largest range gap. Professional comparability requires the unification of drawing revision numbers, material files, construction schedules, and weather strategies, and separate optional enhancements, allowing you to make an explicit choice between budget and risk.
